Stokes Wheeler is a well-established construction company specialising in aged care, education, hospitality, tourism and industrial projects across QLD and NSW. The new Warehouse development in Park Ridge faced site constraints due to Council Development Conditions limiting impervious cover to 80%. Initially, 740 sqm was allocated for Landscape and Stormwater capture, but by using TRUEGRID Pro Plus S Flex 48 permeable pavers, over 500 sqm—nearly 70% more—was reclaimed for a council-approved car park designed to handle heavy forklift and truck traffic.

Project Scope

Stokes Wheeler was engaged in developing a new industrial factory in Park Ridge, Logan. The Logan City Council approval conditions placed restrictions on the amount of impervious area that could be built. TRUEGRID was approached for a solution to increase the useable land area whilst complying with the Development Conditions. The TRUEGRID Pro Plus S Flex 48 permeable paver was chosen for their ability to withstand high-traffic loads from forklifts and trucks and added 500m2 of land back to the client for carpark and storage use.

Challenges

Limited Space Constraints Pre-existing Designed Non Permeable Surfaces Council Requirements
The unusual shape of the block and its location in a low-lying area presented significant challenges for the project layout. The proposed design aimed to maximise usable space for parking, truck loading, and external storage. However, the site constraints reduced flexibility made it difficult to accommodate these aimed functions without compromising on value. The 3705 sqm site design included industrial units and concrete hardstand that left little room for creating more useable spaces. The client needed a solution that would complement the existing non-permeable design, yet also increase the useable area while being compliant with the Council conditions. Council regulations required that 20% of the site’s surface area be pervious to facilitate stormwater management. Initially, the design included more landscaping to capture rainwater. However, by selecting TRUEGRID, the team optimised the design to incorporate TRUEGRID permeable pavers to increase usable land while still meeting the council’s stormwater permeability requirements.

The design team chose this solution to create a drivable surface that allows water to infiltrate while providing the necessary load-bearing capacity for heavy vehicles. Ground levels were raised by 300mm using CBR45 material. This addresses both the permeability requirements and the need for a robust commercial surface.

20mm Angular Stone

Using 20mm stone under permeable pavers improves drainage, stability, water management, and longevity of the paved area. The gaps between 20mm stones allow water to flow through freely, improving the permeability of the system. This helps in managing stormwater runoff, reducing the risk of flooding, and promoting natural groundwater recharge.

Implementation

The Builder engaged Power Trak Civil to prepare the site and supply and install TRUEGRID Permeable Pavers, ensuring the surface transition was seamless between the newly laid concrete and maintaining the designed site drainage levels. This was achieved by elevating the existing subgrade by 300mm using a compacted CBR45 base giving a robust and stable foundation for the proposed heavy load use.

The design and installation process utilised TRUEGRID Pro Plus S Flex 48 permeable pavers complemented by TRUEGRID Superspots and wheel stops. These components were specifically chosen to enhance ground reinforcement and effectively support the site’s heavy load-bearing requirements.

The TRUEGRID permeable pavers were filled with 20mm angular stone to reinforce the structure while providing superior water permeability in compliance with council regulations and eliminating the need for extensive drainage infrastructure. To achieve precise levelling and compaction, 5-tonne excavator, a 5-tonne positrack, and a compaction roller were employed, ensuring a smooth installation process.

Outcome

Load-Bearing Capacity: The gravel-filled TRUEGRID permeable pavers are engineered to support heavy commercial vehicles, including trucks and forklifts, without compromising the integrity of the surface.
